What this is
Tessa is a private beta tool that reads a residential real-estate contract packet and drafts the governing dates, facts, and a filing checklist for a human transaction coordinator to verify. It is a coordination aid, not legal advice, and it never sends anything on your behalf — every date and document is a draft until you confirm and lock it. The executed contract always controls.
What we store
- Your name, email, and profile image from Google sign-in (used only to identify your account and isolate your deals).
- The deal facts extracted from the documents you upload, plus your confirmations and overrides.
- Per-run token counts, so we can manage beta compute costs.
Uploaded PDFs are sent to our AI provider (Anthropic by default) to be read, and are not retained by Tessa beyond the request. Your deals are visible only to you; each account's data is fully isolated.
AI Disclosure
USE OF ARTIFICIAL INTELLIGENCE. Tessa uses artificial intelligence, including large language models operated by third-party providers, to read transaction documents, extract dates, amounts, and other deal facts, assess document status, and draft communications. AI-generated output may be incomplete or incorrect. Every AI-extracted value is presented to you for review, and no date, amount, or deadline becomes part of your deal record until you confirm and lock it. THE CONFIRMED, LOCKED RECORD — NOT THE RAW AI OUTPUT — IS THE RECORD OF YOUR TRANSACTION. You are responsible for verifying all extracted information against your source documents before relying on it.
Tessa is a software tool. It is not a licensed real estate broker, transaction coordinator, attorney, or fiduciary, and nothing it produces is legal, tax, or professional advice. You retain full professional responsibility for your transactions, your deadlines, and your compliance obligations.
Documents you upload are processed by our AI providers solely to deliver the service to you. Your documents are not used to train AI models and are not shared across accounts. Storage is not memory: the model processes your documents for the task at hand, and only the structured results you confirm are kept in your deal record.
Information We Collect
Account information: your name, email address, and profile image as provided by your sign-in provider (Google); account identifiers and sign-in timestamps.
Transaction documents and deal data: documents you upload (purchase agreements, counteroffers, addenda, disclosures, reports), the data extracted from them — including names and contact information of transaction parties, property addresses, prices, deposits, dates, and signatures — the values you confirm and lock, checklist statuses, and notes or contacts you add to a deal.
Communications: messages you exchange with Tessa in the app, feedback you submit, and error reports (which may include the deal context needed to investigate them).
Usage and technical data: extraction counts and AI usage per account (used to enforce daily caps), feature usage, log data such as IP address, browser type, and timestamps, and essential session cookies. We do not run advertising trackers.
Service providers who process this data on our behalf: Vercel (hosting), Turso (database), Anthropic (AI document processing), Google (sign-in). Your documents are not used to train AI models.
Third-party information in your documents: transaction documents contain personal information about people other than you (your clients and other parties). You represent that you are authorized — by law, agency relationship, or consent — to upload and process that information, and you remain the party responsible to those individuals. We process it solely as your service provider to deliver the service.
Your choices: you may request a copy or deletion of your account data at any time by emailing ryang516@gmail.com. Deleting a deal removes its documents and record from the service.
Your Content
You retain ownership of documents and content you upload. You grant Tessa a limited license to store, process, display, and transmit that content solely to provide the service to you. You are solely responsible for the content you upload and represent that it is lawful, accurate to your knowledge, and that you have the right to use it. We may remove content or suspend accounts that violate these Terms or the law. Tessa does not review your documents for accuracy and is not responsible for errors in the underlying documents. You will indemnify Tessa against third-party claims arising from content you upload in violation of this section.
FEEDBACK. If you submit feedback, suggestions, or error reports, we may use them to operate and improve the service without restriction or obligation to you. Feedback does not include your transaction documents or deal data.
Dispute Resolution & Arbitration
ARBITRATION AGREEMENT. Any dispute arising out of or relating to these Terms or the service will be resolved by final, binding arbitration administered by JAMS in Los Angeles County, California, under its Streamlined Arbitration Rules, before a single arbitrator. Judgment on the award may be entered in any court of competent jurisdiction. These Terms are governed by California law.
CLASS ACTION WAIVER. Disputes will be arbitrated on an individual basis only. Neither party may participate in a class, collective, or representative action against the other.
EXCEPTIONS. Either party may (a) bring an individual claim in small claims court, or (b) seek injunctive relief in court for infringement or misuse of intellectual property or confidential information.
OPT-OUT. You may opt out of this arbitration agreement by emailing ryang516@gmail.com within 30 days of first accepting these Terms, in which case disputes will be resolved in the state or federal courts of Los Angeles County, California.
FEES. Each party bears its own attorneys' fees. Arbitration fees will be allocated per JAMS rules; if your claim is under $10,000 and non-frivolous, Tessa will pay the arbitration filing and arbitrator fees.
Deletion & your data
This is an early beta. Email ryang516@gmail.com to have your account and all associated deals deleted, or to request a copy of your data. We'll action it promptly.
Terms of use
Access is invite-only and provided as-is during the beta, without warranty. You are responsible for verifying every extracted date and document against the source contract before relying on it. Do not use Tessa as a substitute for legal, tax, or brokerage-compliance advice.
